When comparing new construction communities, the price of the home is only part of the picture. HOA fees, CDD assessments and what's included with those costs can vary considerably from one community to another. Two homes with similar prices can have very different ongoing expenses depending on where they're located.
HOA Fees: What Are You Paying For?
HOA fees may cover anything from common-area maintenance and gated entrances to lawn care, community pools, fitness centers, clubhouses and other amenities. Some communities include much more than others, which is why simply comparing the monthly HOA amount doesn't tell you the entire story.
It's also important to understand what remains the homeowner's responsibility. A lower HOA fee isn't necessarily better if you're responsible for expenses that another community includes.
What Is a CDD?
Community Development Districts, commonly called CDDs, are used in many Florida communities to help finance and maintain certain community infrastructure and improvements. A CDD assessment is typically collected through the property tax bill and may include different components. Not every new construction community has a CDD, and the amount can vary substantially between communities.
